Historical
waterfront in Tallinn revived
At the historical harbour in the Estonian
capital, a line of houses threatened by disintegration has been
drained with the 'epasit MineralDichtSperr' system. For decades,
during heavy rains the depot complex at the harbour promenade was
regularly flooded. In 2011, the Estonian engineering office Langeproon
received the order to protect the 19th-century-buildings durably
against moisture. After the rehabilitation and renovation, the cozy
harbour road developed a busy commercial district.
Tallinn is the economic centre of Estonia, its harbour for centuries
an important gate to the Baltic Sea. The originally Soviet stamped
cityscape has changed since the Estonian independence and its accession
to the EU. Today, Tallinn is an internationally popular destination
. The rehabilitation here described is a beautiful example of the
symbiosis of Baltic craftsmanship with a first-class rehabilitation
system from Germany.
Historical storehouse at the harbour of Tallinn
The complex of buildings at the 'Lootsi' promenade
reminds people of the 'good old times' of the commercial port in
the second half of the 19th century. It comes from the time between
1870 and 1914 and is called 'Storehouse Girard and Koch' according
to the original proprietors, baron Girard de Soucanton and wholesaler
Joachim Christian Koch.
Flood damage and countermeasures
The settlement in the historical harbour, however, has a considerable
disadvantage: With heavy rains, the total complex of buildings was
regularly flooded, the premises and their masonry visibly decayed
since the second world war. After the accession to the EU in 2004,
the experienced planning office Langeproon got the order in 2011
to protect the buildings durably against these threats. Even though
certain proposals have not yet been realized due to cost-related
factors, the maintenance of the historical line of houses is guaranteed
in the long term.
Rehabilitation step by step
After a drying time of over a month, the wet
and loaded old plaster was knocked off at all masonry fronts and
the masonry was exposed up to the stone mass. When the foundations
were dried up sufficiently, the mason first applied an all-over
bonding bridge. Thus, an ideal basis was created for the sealing
and waterproof plaster of epasit. Subsequently, it was applied with
a thickness of 2 cm and since then it protects the buildings against
threatening
floods. The rehabilitation of the masonry was completed by extensive
drainage; moreover, the complete area was paved carefully.
From harbour warehouse to
commercial district
The old buildings are impressive contemporary
witnesses. In the 19th century, they harboured storehouses of the
then commercial port. After the rehabilitation, they were renovated
comprehensively and rebuilt to bars, coffee houses and business
lines. In the heart of the tavern 'Kochi Aidad' (in English: Koch
storehouse) a small brewery is accommodated, in which Estonians
probably most famous master brewer Enn Kärblane produces one
of the best beers by using solid German and Czech equipment. In
the small brewery, beer fanciers can participate in a brewing course
and receive a certificate of completion. Next door in 'Kochs Coffee
Room', guests enjoy fresh baked cakes and pie and call on the wine
tavern belonging to it or on one of the many exhibitions in the
gallery. So, comfortable room climate developed in the complex of
buildings - a perfect completion to the cozy ambience and the pleasurable
eating options.
